This website is operated by Team John Garuti, brokered by eXp Realty LLC ("we," "us"). It exists to deliver our free Southwest Florida new construction buyer's guide and to help you book a call with our team. This policy explains what we collect on this site, how we use it, and the choices you have.
What we collect
- What you give us: your name, email address, and phone number — collected only when you submit the guide request form.
- How you found us: the referring page and any campaign tags (UTM parameters) on the link you used, so we know which of our videos or ads brought you here.
- Consent record: the date and time you checked the consent box.
We do not collect payment information on this site, and we do not use advertising or analytics trackers of our own. Your name and email are held briefly in your own browser's session storage to greet you on the next page and prefill the scheduling calendar — they are not placed in URLs.
How we use it
- To email you the buyer's guide you requested.
- To follow up about Southwest Florida and Southwest Florida real estate — by call, text, and email — as described in the consent language on the form.
- To understand which marketing channels are working.
Calls and texts (TCPA)
By checking the consent box on the form, you give express written consent for Team John Garuti (brokered by eXp Realty LLC) to contact you at the phone number and email you provided — by phone call, text message, and email, including through automated technology and prerecorded messages — about real estate in Southwest Florida and Southwest Florida. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply.
To stop: reply STOP to any text to opt out, or reply HELP for help. You can also email info@swfloridarealestate.com or ask us to stop on any call, and we will honor it.
Who sees your information
We never sell your personal information, and we don't share it with other marketers. It is handled by the service providers that run this site and our follow-up: Google (form submissions are stored in Google Sheets and emails are sent through Gmail), Calendly (if you book a call), and Cloudflare (which hosts this site). Each processes data under its own privacy terms. We may also disclose information if the law requires it.
Cookies and embeds
This site sets no tracking cookies of its own. The booking page embeds Calendly's scheduler, and the site loads fonts from Google Fonts; those third parties may set their own cookies or receive standard technical data (like your IP address) when their content loads.
Keeping and protecting it
We keep lead information for as long as it is useful for working with you, and delete it on request. Data is stored in access-controlled Google Workspace accounts. No method of transmission or storage is perfectly secure, but we limit access to the people on our team who follow up with you.
Your choices
- Opt out of texts any time by replying STOP.
- Ask us to correct or delete your information by emailing info@swfloridarealestate.com — we will confirm once it's done.
- Florida residents and residents of states with consumer privacy laws may have additional rights to access or delete their data; email us and we will honor the request regardless of where you live.
Children
This site is for adults looking at real estate. It is not directed to anyone under 18, and we do not knowingly collect information from minors.
